Caroline Lerner Perel

Ms. Lerner Perel is a Managing Director of Civitas Alternative Investments (“CAI”) and serves as President of its lodging affiliate, Juno Development. She has spent her 18-year career in the hospitality industry with experience across a broad variety of disciplines, including: strategic positioning and branding, facility and revenue optimization, renovation planning and implementation, and asset management.

Ms. Lerner Perel began her career in operations and revenue management with a number of large hospitality companies, including Hilton Hotels and Fairmont Hotels and Resorts. At Fairmont, she held the title of Corporate Director of Strategic Planning & Revenue Management and was responsible for developing the in-house corporate revenue management platform. She subsequently worked as a Vice President in the Consulting Practice of Travelclick, where she developed proprietary revenue and asset management systems for a number of hotel owner clients including Marriott, Hyatt, and Hilton. She subsequently started her own asset management / revenue management consulting firm, where she worked with a number of ownership groups (Pan Pacific Hotels, Morgans Hotel Group – Ian Schrager, Savoy Hotel Group – Blackstone, and Dolce International) to enhance productivity of their hotels in North America, Europe, and Asia.

Ms. Lerner Perel’s development experience began with Philips Hotel Group in New York, where she developed the Bryant Park Hotel (conversion of historic office building in NYC) and the Shore Club (historic renovation / new build addition of resort in South Beach, FL). She was also responsible for the development and asset management of all hotel properties within the Philips portfolio (approx. $300 million of assets). Ms. Lerner Perel moved to Dallas in 2003 to focus on the development of a number of hotels for a high net worth investor, including the Joule Hotel (Starwood Luxury Collection) and the Hotel Lumen (Kimpton Hotels). The initial development and subsequent expansion of the Joule Hotel totaled $150 million of invested capital and involved a partnership with the City of Dallas for $35 million TIF financing as well as application and receipt of $20 million in historic tax credits. During her time in Dallas, Ms. Lerner Perel served as the Vice President of Business Development at Gatehouse Capital, which was, at the time, the largest developer of W Hotels (San Diego, Dallas, and Hollywood).

Ms. Lerner Perel co-founded Juno in 2006 and has been responsible for the overall evaluation, positioning, and strategic planning of renovation projects totaling over $200 million. Projects have included urban, suburban, and resort locations and have represented all major branded hotel companies (Starwood, Hilton, Hyatt, Marriott and Intercontinental). Ms. Lerner Perel is also currently responsible for the asset management of the Joule Hotel and the Hotel Lumen, including all property and brand communication and (in the case of Joule) communication with third party operators for F&B, spa, and retail outlets.

Ms. Lerner Perel is a graduate of the School of Hotel Administration at Cornell University, with a dual concentration in Strategic Planning and Finance. She is also a member of the President’s Council of Cornell Women.
