David Perel

Mr. Perel is a Managing Director of CAI and serves as President of its lodging affiliate, Juno Development. Mr. Perel is a finance and hospitality development expert with a 20-year background in capital markets and experience managing hundreds of millions of dollars in hotel investments.

From 1992 to 2002, Mr. Perel worked in New York in corporate finance and investment banking. He was most recently a Managing Director and co-head of the Health Care Group in the Corporate Finance department of ABN Amro. Prior to ABN Amro, David held senior positions in the Investment Banking departments of ING Barings and Furman Selz, where he focused on merger and acquisition transactions as well as on the health care industry. He began his investment banking career at Bear Stearns, where he was promoted to Vice President at the top of his associate class. During his tenure on Wall Street, Mr. Perel worked on over 100 transactions (ranging from $25 million to $2 billion), including complex debt and equity financing transaction and a broad variety of merger and acquisition transactions. His experience includes transactions for both privately held and publicly traded companies as well as for private equity, venture capital firms, and other capital providers.

Since moving to Dallas in 2003, Mr. Perel has focused on finance and development within the real estate industry, with a primary focus on hospitality. Mr. Perel has negotiated debt and equity financing for several hospitality and mixed use projects, coordinated TIF and tax credited finance structures for several of those projects, and has overseen planning and implementation of a variety of renovation projects located throughout the country (New York, Minnesota, Florida, Texas, Pennsylvania, etc.). Without exception, each was completed on budget and in accordance with an exhaustive, branded Property Improvement Plan.

Mr. Perel has also advised private equity funds and other institutional investors in the evaluation and acquisition of several individual hotel and portfolio transactions, of which over $200 million have closed. His advisory work included underwriting of potential investor returns, evaluation of alternative positioning / branding options, scope determination, estimation of required renovations, and analysis of operating pro formas. Mr. Perel also served as the CFO and Senior Vice President of Finance for Gatehouse Capital, where he was involved in the equity financing of a number of W and aloft Hotels.

Mr. Perel holds an MBA from the Kellogg School of Management at Northwestern University and an undergraduate degree in Finance and Accounting from the Wharton School at the University of Pennsylvania.
